Good things here

Society is well maintained, neat and clean. Extremely breezy, people living are decent and friendly, society overall good.

Things need improvement

The Sale Agreement registered by Nyati Developers has mentioned that the common swimming pool located behind at Nyati Equatorial Phase 1 , the maintenance expenses should be shared by all members viz. NYATI PHASE 1 and NYATI PHASE 2 comprising few towers. But Nyati Phase 1 forcibly blocked usage of swimming pool for Nyati Phase 2 society. Later a decision taken that Nyati Phase 2 society will pay Rs 75000/ per month to Nyati Phase 1 society for using the swimming pool. Also in a recent notice sent by Nyati Phase 2 to members that Nyati Phase 1 society has mentioned if there is default in paying Rs 75000/ p. m by Nyati Phase 2 to Nyati Phase 1 society then Nyati Phase 1 will not allow members of Nyati Phase 2 to utilise services of swimming pool and they will also relinquish their rights to approach any court of law in future. This is absurd, illegal and unwarranted in trying to stop common amenities to other members. The liberty and rights of a citizen and a member cannot be curbed by a society by a mere notice in not approaching courts for redressal. Also paying Rs 75000/ p. m. to Nyati Phase 1 by Nyati Phase 2 is too exorbitant and against the terms mentioned in registered sale agreement and is therefore violation of law. Expenses cannot be a fixed amount but on actuals. How the members of both society ignored the clause mentioned in the sale agreement is astonishing and ridiculous. Otherwise Nyati Phase 2 is a well maintained society.

The luxurious Nyati Equatorial rooms come in a range of floor plans for 1 and 2 BHK residences that are inexpensive and have all the amenities residents seek. Excellent public transit options are available.

Although the Nyati Equatorial location experiences considerable traffic issues during peak hour, the neighbourhood is normally well connected. The rooms deserve particular praise for their wonderful construction.
